Analysts polled by FactSet expected $0.37.
Revenue for the quarter ended June 30 was $252.4 million, up from $245.8 million a year earlier.
Analysts expected $251.4 million.
For 2025, the company said it narrowed its guidance range for FFO per fully diluted share to $1.43 to $1.47. Analysts are looking for $1.45.
The company's shares rose 5.2% in after-hours trading.
