We lower our 12-month target price by $7 to $15, based on 8x our 2025 adjusted EBITDA estimate and in line with the company's three-year average forward EV/EBITDA multiple of 8.3x. We maintain our 2025 and 2026 EPS estimates of $0.30 and $0.60, respectively. PENN posted normalized Q1 EPS of -$0.25 vs. -$0.79, $0.07 below consensus estimates on revenues of $1.67B vs. $1.61B, $27M below estimates. By segment in Q1, Northeast revenues were flat Y/Y, South declined 3%, West increased 1%, Midwest declined 3%, and Interactive increased 40%. Q1 adjusted EBITDAR increased 28% to $329M due to the improvement in its Interactive segment, which saw a loss of $89M compared to a loss of $196M in the year prior. Interactive was also impacted by adverse results during the quarter, which the company estimates to be at least a $10M impact to adjusted EBITDAR.
