We decrease our target by $2 to $35, on a P/FFO of 12.5x our 2026 estimate vs. VICI's three-year average multiple (13.7x). We increase our 2025 FFO forecast by $0.05 to $2.72 and raise 2026 by $0.05 to $2.81. Concerns have increased around Caesars (CZR) weakness with its Las Vegas portfolio underperforming in recent quarters. We continue to monitor the trends within Las Vegas leisure travel and believe 2026 will see a higher level of international visitors, but remain aware of the risks given VICI's exposure to Las Vegas. Given this slowdown, non-gaming related investments remain increasingly important for VICI to pursue with credit based deal remaining more attractive per management. Despite the international traveler slowdown, management believes convention-based visitors to Las Vegas remain an underappreciated strength. We see a near-term opportunity for gaming properties tenants to invest heavily in properties with new bonus depreciation, increasing the incentive for heavy capex property refreshes.
